Each crew carries a full range of diamond tooling to adapt to every type of concrete. We use diamond tip grinders to completely clean and prepare the concrete. This critical step is vital in creating the proper surface for a durable bond and is a prime differentiator between our process and many other vendors in the market. After this first step, the concrete is like a sponge with a textured surface – ready to absorb and lock in the base layer of polyurea material and create a durable bond.

We test all floors for moisture content, applying a separate seal coat as needed. If more than one portion of the floor tests high, we recommend applying a moisture sealer to the entire floor. While this moisture sealer adds a day to our process, we will not rush a job, ensuring that your floor will withstand the weather conditions of the San Antonio and Texas Hill Country area.

We use an advanced, fast-curing polymer patching material to create a smooth surface for any cracks, divots, or minor imperfections. (Please note that we do not fill existing open expansion joints and strongly recommend that they remain in place).ace).

We then apply a pigmented base coat of our industrial-grade polyurea to create the strongest possible bond with the exposed concrete surface. This material is four times stronger than typical epoxy– it is also nearly 98% more flexible, which means that, unlike ordinary epoxy, it will not become brittle and shift which can cause peel and lift after only a short time. While several alternatives are available, our polyurea is rated two times the adhesion strength of typical epoxy. After years of successful installations, we have not found a product that bonds better with concrete floors in the San Antonio and Texas Hill Country area.

While the base coat is still wet, we cover the floor with an entire broadcast of colored PVC flakes giving the floor its dynamic pattern. The polyurea base coat holds the flakes and begins to cure via a chemical reaction. A monolithic bond is formed between the polyurea and the concrete while simultaneously creating a similar bond with the PVC flake layer. This forms the lasting foundation of our system. While we offer over 50 different colored flake blends in two sizes, custom options provide endless choices. We can custom blend flakes for a small upcharge to create the perfect look for your garage floor.

Once cured, the excess flakes are scraped off to reveal the “orange peel” texture of the floor. Because we broadcast a thick layer of flakes, our finished product achieves 95-98% coverage.

The final step of our process is to broadcasting slip-resistant grit into the clear top coat. This grit provides additional texture to increase the safety of the surface when wet.

Base Molding

For clients interested in a seamless look, we offer to match “baseboard” molding that is custom-made in our shop from a water-resistant cement backer board. Available in any height from 4” to 12”, our baseboard provides the added benefit of creating a water-resistant “bowl” around the floor, making it exceptionally easy to clean the entire space with a garden hose with no worries of water damage to exposed drywall or wood molding.

What type of flooring chemicals do you use?

We use a 90%-solids industrial polyurea for the base coat. It is a technology proven over many years; nothing bonds better to your concrete to form a foundation for flake flooring. It is tested to deliver 2X the adhesion strength than traditional epoxy. Our polyurea is rated at over 7500 PSI, more than twice most concrete’s strength, so it strengthens the surface. For the topcoat, we use a Polyaspartic coating that is 98% more flexible than traditional epoxy, so it remains flexible even when cured to resist lifting, chipping, and peeling. Our specific product is optimized to resist staining, even from the plasticizers in high-performance tires.res.

I have some cracks and pitting. Can you repair this condition?

GGenerally, yes. We utilize a fast-curing polyurea patching system that works exceptionally well and is compatible with our other chemicals. This approach is used on all pitting, divots, and cracks, with several layers applied if the crack is particularly wide or deep. If you have areas where the concrete has shifted up or down, more extensive repairs may be necessary.

What is the warranty on your flooring system?

Your residential garage floor coating is warranted against lifting, chipping, or peeling for as long as you own the property. Specific exceptions include high moisture vapor transmission, surface damage from acid spills (e.g., battery acid) and cuts/abrasions caused by power tools, forklifts, etc., and any failure of the underlying concrete structure. Notably, the guarantee from EncoreGarage San Antonio covers pretty much everything – we are not simply passing along a technical guarantee from our chemical manufacturers.

How do you prepare the floor before coating it?

New or old, we always prepare the concrete through a mechanical abrasion procedure using high-powered diamond grinders. Depending on the existing coatings and the concrete condition, we may take two or three passes to grind the floor properly. This removes some of the top surfaces and “opens the pores” of the concrete, allowing our base coat to penetrate deeply for excellent adhesion. This process is considered an industry-broad best practice for obtaining a consistent surface profile. It is superior to the acid method used by others in the industry.

How long does the entire process take?

We offer a revolutionary 1-day floor system; most floors can be finished in a single day. Our approach utilizes a superior polyurea material with properties designed to cause curing based less on temperature and more on a specific chemical reaction. This provides faster cure times and better bonding strength than traditional epoxy systems. Some factors can extend an installation into a second day. Once completed, you can walk on the floor 24 hours later and return your car to your garage within 48 hours.

How do I clean my new garage floor?

Keeping loose dirt off the floor with a broom or blower is always a good idea. We recommend occasionally washing the floor with a solution of five parts water to one-part ammonia and a deck brush for a more thorough cleaning. Rinse off with a garden hose and use a foam squeegee to remove the excess water. We suggest using Simple Green to remove stubborn dirt, as many traditional soaps and detergents can leave a buildup.

Is the floor slippery especially when it gets wet?

All garage floors can be slippery, especially when wet. Our standard decorative flake floor produces an “orange peel” texture but is technically not considered “anti-slip.” Therefore, we continuously broadcast a slip-resistant “grip additive” into our top coat, mitigating the floor from becoming too slippery. However, even with “grip additive,” the floor can remain slippery when wet in some spots, so caution on wet floors is advised. For those interested in the best traction, clients can consider our quartz aggregate flooring system, designed to meet anti-slip requirements even in commercial applications.

What do we do with our garage “stuff” during the process?

Before we begin, you must clear all items from the garage or outdoor space from the area. Our customers usually store items under a tarp in the driveway, side yard, or patio.

Do the chemicals smell during installation?

The Polyurea base coat and Polyaspartic topcoat are both quality materials with high solids content, meaning they are considered low odor. However, a low odor does not indicate any odor, so most installations will have some odor as it cures but is not toxic. It will typically dissipate in a day or two.

Can you just go over my current coating?

Unfortunately, that is not generally an option with our process. Our residential projects start with removing an existing coating because it has started to fail or is permanently stained. It is always preferred to start with a pristine, freshly ground floor.

What is your payment policy?

We schedule 2-4 weeks in advance and require a 50% deposit to reserve a spot on our schedule. The balance is due the day the work is to be done. If you have any issues with the finished product or our workmanship, we must be informed within 48 hours of completion.

How long can I expect my garage floor last?

With proper care and regular use, your floor should last as long as you own the property. Garage floor coating is one of the most satisfying investments you can make in your home.
